Have it all in 2025: NYC two-beds with in-unit laundry and outdoor space in doorman buildings

The fourth quarter of 2024 was a robust time for the Manhattan real estate market, and it shows no sign of slowing down in early 2025. Post-election uncertainty is over, market conditions have been favorable, and Crain's New York Business suggests that an expected tax cut extension would give high-income households greater spending power, including on real estate. For those outside that tax bracket, low borrowing costs make this an appealing time to buy.
Whether they’re looking for a studio or a penthouse, one apartment feature is at the top of buyers’ lists: in-unit laundry. This was the most popular perk by far in a recent study, though dishwashers and central heating and air conditioning are not to be overlooked. After years of open-plan apartments’ prevalence, buyers are showing a growing preference for clearly defined rooms and more traditional floor plans. Private outdoor space also remains popular among buyers.

On a building-wide level, most pet owners would no sooner give up their dogs and/or cats than parents would give up their children, and require a building that will not force them to make that choice in the form of size or breed restrictions. Doorman buildings are highly coveted, as are those with elevators. And as mat-based workouts like yoga and Pilates increase in popularity, residential fitness centers have begun to include separate movement studios alongside the cardio and strength equipment.
Finally, a walkable neighborhood is essential in New York. Easy access to local attractions is appreciated, as is close proximity to supermarkets and public transportation. This has led to great popularity for Manhattan neighborhoods below 110th Street, though northern sections of Brooklyn are also in demand for this reason.
