As March 2024 drew to a close, the number of contracts signed in Manhattan was enough to bring the month to a nine-month high in terms of signed contracts. But it was not all sunshine for the Manhattan market. The number of contract signings was down 10.1% year-over-year and down 31% from the fever pitch of March 2022. However, it must be noted that Holy Week and Easter fell in April both those years and would not have impacted March sales, as the holidays may very well have this year. Finally, several of the Midtown supertall listings that ranked among the top contracts signed from March 25-31, 2024 reflected deep cuts from their initial, prepandemic listing prices.
The top contract recorded was for the full-floor unit spanning the eighth floor of 1125 Fifth Avenue, which was asking $9,995,000, following its most recent price reduction in January 2024 and down from a $13,500,000 asking price when it was listed in April 2023. The buyer of the five-bedroom home was not identified, but they are clearly in esteemed company: Not only were Bette Midler and her family longtime residents of the Emery Roth-designed building, but, as the co-op's board does not allow more than $1.1 million in mortgage financing, they clearly have deep pockets.

It was closely trailed by Residence #52A at Selene, which was asking $9,300,000; a price good enough for the top condo contract of the week, but representing a 57% price reduction from the original asking price of $22 million. Between its triple exposures and high floor in a Foster + Partners-designed building, the unidentified buyer will enjoy wide-spreading city views. They will also enjoy a custom kitchen, an ultra-private primary suite with an expansive dressing area, four floors of amenity offerings, and special privileges at Le Jardinier, the Michelin-starred restaurant an elevator ride away.
Some luxury buyers appreciate the history of New York's prewar buildings, while others are drawn to eye-catching new construction. And as 111 West 57th Street shows, still others have found a way to have the best of both worlds: Landmark Residence #12N had the third-highest contract with an asking price of $9,250,000; Landmark Residence #12S, the only other unit on the floor, had the seventh-highest contract with a $6,995,000 ask. They are both located in the reimagined Steinway Hall component of the Billionaires' Row supertall and feature prewar-inspired layouts and features, not to mention access to the building's modern amenities and services. Both listings also experienced price reductions in recent weeks.
