According to a recent CityRealty report, the Financial District was one of the top condo price gainers of 2023. Where the area was previously bustling on business days and silent on weekends, it has become increasingly livable and attractive thanks to a number of exciting retail and restaurant options, the revitalization of the Seaport, and the opening of the neighborhood's first Whole Foods in early 2023. The convenience of the Fulton Street transportation hub doesn't hurt either, and the area is home to several exciting office-to-residential conversions and new construction residences alike.
However, between increasing competition in Lower Manhattan and other high-profile neighborhoods clamoring for luxury buyers' attention, the sponsors of some new condominiums are reducing prices to draw attention back to their buildings. A case in point is 130 William: Despite an award-winning design, well-thought interiors, and luxurious amenity package, a number of high-floor sponsor units have had their prices cut. About a quarter mile away, as 25 Park Row approaches a sellout, the three sponsor units currently on the market also had their prices reduced.
