As July 2023 draws to a close, the top contract recorded in Manhattan was for 58 Bank Street, a West Village townhouse that entered contract with an asking price of $25,000,000, which Olshan Realty's market report notes was a small reduction from when it was listed for $27,500,000 in April 2023. Seller Tyler Ross and his wife bought the townhouse from photographer Mark Abrahams and designer Alexis Abrahams in July 2015 (h/t Observer) and embarked on a Landmarks Preservation Commission-approved renovation soon after that. The most recent buyer was not identified.
The top apartment contract and second-highest overall was for a three-bedroom unit at Mandarin Oriental Residences Fifth Avenue that was asking $22,050,000. Like all units in the building, this three-bedroom home with a private terrace comes fully furnished with home essentials from Georg Jensen, Wedgewood, Frette, and Dyson. The buyer, identified only as a foreigner who also owns a Mandarin Oriental residence in Europe, will enjoy access to legendary Mandarin Oriental Services and amenities like a state-of-the-art fitness center, rooftop pool, and exclusive restaurant by Daniel Boulud.
Further west, comedian Trevor Noah's penthouse at Stella Tower entered contract with an asking price of $10,995,000, a reduction from when it was listed for $12,950,000 in October 2022, but nevertheless good enough for the fifth-highest contract of the week. It is located a short distance from Mr. Noah's former workplace at The Daily Show's studio, and he spent his time reconfiguring the layout and gut renovating the apartment. Features include separate levels for public and private space, a custom chef's kitchen, a screening room, and a landscaped terrace with plunge pool and wet bar.
