For some New York luxury buyers, only a townhouse will do. That was certainly the case for the buyer of 33 Perry Street, a Romanesque Revival townhouse that had the top contract from May 1-7, 2023 with an asking price of $16,900,000. Daytonian in Manhattan notes that the three-story building was originally constructed as a stable; however, as the Church of St. John the Evangelist began buying real estate on Perry Street in the 1920s, it was converted to a private home that was later purchased by lawyer Leslie Hepburn Buckler and his wife, Elise Fielding Miles Buckler.

The blog notes that the Bucklers' residency was the beginning of a tradition of lavish entertaining in the home that continued even after it was broken up into apartments in 1951 -- when fashion executive Tom Fallon was living in the building for only $225/month, he hosted a dinner party for his boss, designer Bill Blass in the living room and garden. It is currently divided into three units with an owner's duplex on top, but neither the buyer's identity nor plans are available.
The top apartment contract and second-highest overall, a full-floor unit at prestigious prewar cooperative 810 Fifth Avenue was not far behind 33 Perry Street with an asking price of $16,500,000. Olshan Realty's market report notes that this represents a reduction from $25,000,000 when it was listed in 2020. Neither the buyer nor seller was identified, but former United States Vice President and New York Governor Nelson Rockefeller once owned an apartment in "sibling building" 810 Fifth Avenue and combined it with a neighboring unit at 812 Fifth Avenue (the apartments have since been separated, and Jordache executive Ralph Nakash bought the unit at 810 Fifth Avenue in January 2021).

On the opposite side of Central Park, art collector Hester Diamond's longtime home in The Eldorado entered contract with an asking price of $14,995,000. While good enough for the fourth-highest contract of the first week of May 2023, the asking price represents a $4.505 million reduction from when it was first listed in May 2022, when it was listed following her death in early 2020.

The apartment has been in the Diamond family since the 1960s, when Ms. Diamond and her first husband Harold rented in the Emery Roth-designed building. After it went co-op, they bought their duplex and an adjoining apartment, the better to accommodate their collection of Modernist and old masters' works alike; decades later, she would expand it further. Their son Michael Diamond, best known as Beastie Boys co-founder Mike D., recalls that she treated the apartment as a work of art in an of itself, telling The New York Times, "Pretty much every room in the house changed its function at least once during the 50 years my mom lived there." The acclaimed art collection was not included (it has been sold or divided among surviving family members), but the listing nevertheless describes it as having "an exquisite grand hall worthy of any art collector’s exhibition."
