For the third week of January 2021, there were 195 market-rate apartment closings throughout Manhattan aggregating to $362.8 million - a strong showing given the national holiday last Monday to honor the birthday of Martin Luther King Jr. The median price paid for a condo rose to $1.633 million (+2%) or $1,204/ft2, and the median price paid for a co-op also rose to $772,500 (+5%).

The past week was a good one for recently constructed condominiums. The top sale took place at 150 Charles Street, where a massive combination unit sold for $41 million. Information on the buyer is not available, but the full-service building has attracted the likes of Jon Bon Jovi, Ben Stiller, and Irina Shayk.

The second-highest sale came in at $14,837,405 and took place at The Four Seasons Private Residences in Tribeca. The high-floor home is distinguished by spectacular skyline and river views, and residents have access to Four Seasons amenities and services as well as a suite of private residential amenities.

From January 18-24, a total of 14 contracts were signed for Manhattan apartments priced at $4 million and up. This might sound disheartening in the wake of the past few weeks' high numbers, but Olshan Realty's market report notes that this is consistent with the same week in January in previous years. The total weekly asking price sales volume came to $124,754,999.

The triplex penthouse at 37 East 12th Street, a commercial building turned six-unit boutique condominium in the heart of Greenwich Village, was originally listed for $33.5 million in 2015. More recently, a New York family submitted an offer when it had an asking price of $19.95 million; this is quite a discount, but was nevertheless good enough for the top contract of the past week.

Appropriately enough for inauguration week, the second-highest contract took place at a Central Park West building known as The White House. A three-bedroom penthouse boasts approximately 3,500 square feet of interior space and a spectacularly landscaped, 2,500-square-foot wraparound terrace. It entered contract with an asking price of $19.75 million.
