In the second week of December 2020, 174 market-rate condo, co-op, and condop sales were recorded throughout Manhattan, aggregating to a total of $285,250,197 in deals and a median price of $1.11 million. The 79 condo sales came to a median price of $1,725,000, or $1,530 per square foot. The 93 co-op sales came to a median price of $695,000 (all figures per CityRealty data).

The West Village came in as New York's priciest neighborhood to buy a condo this year, and this week was no exception. Leading the charge was a penthouse at 90 Morton Street, a printing house turned condominium, that sold for $12 million. The building has already seen 17 of its 34 condos close so far, and sales averaging over $2,700 per square foot make it one of the West Village's top-selling condos ever. The four remaining availabilities are two- to four-bedroom units priced from $5.3 million.

Meanwhile, a total of 23 luxury contracts priced at $4 million and up were signed in Manhattan from December 7-13. The listings came to an aggregate price of $150,805,000.

Olshan Realty's market report observed that condos far outsold co-ops, and yet listings in a new cooperative topped the chart. 1228 Madison Avenue, currently under construction, is a cooperative with condo rules, and a New York family purchased the duplex penthouse and the 16th floor below with the intention of creating a spectacular Upper East Side triplex. Developers' broker James Lansill of The Corcoran Group says negotiations took a few months, but the units have entered contract for a total asking price of $27,850,000.

The second-highest contract took place further downtown at 49 Greene Street, a luxurious condo conversion on a cobblestoned street. A full-floor three-bedroom loft has entered contract for $9.4 million and was sold to a New York family who saw it during election week, at the height of stress.
