With Hanukkah celebrations underway and the days getting closer to Christmas, Manhattan's real estate market quieted down a little the first full week of December 2023. However, a number of notable sales nevertheless took place during this time.
The top sale of the week took place at One Central Park West, the rebranded residential component of Trump International Hotel. Residence #43A, a high-floor three-bedroom, sold for $17,000,000. Public records show that it sold exactly three months after it hit the market and identify the seller as art dealer/philanthropist Donna Perret Rosen.
Central Park Tower
It was trailed by #58W at Central Park Tower, a three-bedroom condo that sold for $12,763,625. While good enough for the second-highest sale of the week, the sales price reflects a 22.5% reduction from the last asking price of $16,475,000, when it entered contract in September 2023. The buyer purchased the sponsor unit through an LLC.
Further east, it was a good week for Park Avenue cooperatives. The top co-op sale and third-highest overall was for #7 at The Palacio, which sold for $10,750,000. A trust for Sara Lee Schupf, an heiress to the Sara Lee dessert fortune, is listed as the buyer (h/t The Real Deal).

Several blocks north, Penthouse C at 941 Park Avenue closed for $9,625,000. Public records list the sellers as former Hearst Magazines chair/New York City Schools Chancellor Cathie Black and her husband, attorney Thomas Harvey. When Crain's New York Business announced the sale, it noted that the couple had initially listed the apartment for $12 million in 2021. A storage room in the building was included in the sale.
Rounding out the top five was Residence #11C at 101 Central Park West, which sold for an even $9,000,000. It closed for slightly above ask shortly after the same happened with news anchor Peter Jennings' apartment on the same floor.
