Because of the holidays, just 71 apartments sales were recorded in Manhattan last week coming to a median of $999,947 and a cumulative total of $159,802,968. The 46 condo sales had a median of $1.51 million and the 26 co-op sales had a median of $562,500.

Over the past week, condos largely outpaced co-ops in the top sales. Leading the charge was a penthouse at The Hubert that sold for $20 million, or $4,762 per square foot. This is 4.8 percent less than its last listing price of $21 million, but still comes in well above the $15 million is sold for in 2013.

On the contract side, 16 Manhattan contracts priced at $4 million and up were signed from December 20-27. Olshan Realty's market report noted that this was the highest Christmas week total since 2017, when a total of 17 contracts were signed. This year's aggregate total came to $117,184,000.

The past week's top deal took place at 102 Prince Street, where two side-by-side units entered contract asking $19 million. None of the listing agents were available for comment, but the listing does mention that the home is being offered for the first time in 30 years. The apartments are owned by philanthropist and art collector Henry Buhl, and he once voiced the possibility of including some of his sculptures in the sale.
