As of this writing, CityRealty listings show that there are 12,653 condos, co-ops, condops, and townhouses for sale in Manhattan, Brooklyn, and parts of Queens and the Bronx. After last week's dip below $2 million, the Manhattan median condo price has ticked up slightly to $2,000,922, or $1,664 per square foot. Co-op prices, on the other hand, trended a little downward to $900,388.

Over the past seven days, a total of 497 sales listings throughout New York experienced price reductions. One of these was a centrally located apartment with an oversized living/dining area, windowed kitchen, and king-sized bedroom that has been reduced to $215K. It is important to note, however, that the listing is in a land-lease building where the land is coming up for appraisal in 2025, at which time fees are all but certain to skyrocket owing to its address on what has been dubbed Billionaires' Row.
