Over the past seven days, a total of 766 new listings came on the market all over New York. Among them was a massive spread in One Madison belonging to Rupert Murdoch, chairman of News Corp (holdings include Dow Jones, the New York Post, and Harper Collins) coming to a total of $78 million: A triplex penthouse spanning the 58th through 60th floors was listed for $62 million, and a three-bedroom unit on the 57th floor is asking $16 million. The Wall Street Journal notes that Mr. Murdoch purchased the two apartments for $57.9 million in 2014, and the penthouse was delivered in white box condition. He lived in the 57th story unit during the penthouse’s construction to his exact specifications; since then, it has been used for staff and guests.

Mr. Murdoch listed the penthouse for $72 million in 2015, but didn’t sell it. More recently, he has chosen to list the apartment on the assumption that there would be a good market for it. CityRealty data supports that hypothesis: In 2021, Manhattan had a record number of apartment sales over $2 million, coming in well above the records previously set in 2017. Moreover, listing agent Deborah Grubman of the Corcoran Group notes that the two properties could be combined into one home with the building’s approval; especially well-heeled buyers in new developments like The Benson and The Bellemont have engaged in similar practices so as to get the space and privacy of a townhouse while enjoying the amenities and staff of a full-service condominium.

Mr. Murdoch’s One Madison spread was priced at the higher end of the past week’s listings: They came to a median price of $1,649,625 ($1,534 per square foot) for condos and $831,333 for co-ops. We take a look at the most appealing new listings of the past week.
