Over the past seven days, the total number of closed sales recorded in Manhattan came to a total of $255 million from 165 closings. This fell from $313 million from 188 closings the week prior.

The 50 condo sales came to an average price of $2.2 million, or $1,769 per square foot. The 112 co-op sales averaged $1.276 million.
Additionally, the past seven days saw four Manhattan apartments priced over $4 million entering contract. Olshan Realty's market report noted that the last time there was this number of luxury contracts signed in a week was in early June 2020, before in-person showings could resume in New York City. This week's sales-contract volume totaled $28,750,000.

The top contract of the past week was #27, a four-bedroom, five-bath condo with a private balcony listed for $8,950,000, at the Zaha Hadid-designed 520 West 28th Street on the High Line. Indeed, the past seven days were good ones for buildings by Pritzker Prize laureates: Apartments in the Jean Nouvel-designed 53W53 and the Christian de Portzampac-designed One57 were also among the top contracts.
