From April 1-7, 2026, fewer than 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This is a marked week-over-week dip in the number of price reductions, but it must be noted that Easter, Passover, and spring break for New York City schools all took place during this time, which likely distracted sellers. Of those that did adjust their prices, mid-market homes showed modest, negotiation-level adjustments, while uber-luxury listings in desirable neighborhoods (Central Park West, the Upper East Side, and West Chelsea) experienced deeper reductions.

Last week's price cuts included Penthouse #19/20 on the top two floors of 55 Central Park West, a prewar cooperative that architecture critic Carter Horsley describes as "one of the city's most authentic and important Art Deco gems." Its design by Schwartz & Gross features fluted finials, setbacks with vertical design elements, and a dramatic entrance marquee. The exterior brick work starts as dark red at the base while gradually, subtly shading to pale beige at the top, creating the impression that the sun is always shining on the building.
55 Central Park West became world-famous when it served as exteriors of a climactic scene in 1984 film Ghostbusters. Special effects artists extended the structure and added a temple to the top of the building, but its looming height and Gothic-esque design details made it a natural fit for scary scenes. Since its appearance in the film, it has become known in some circles as the Shandor Building (for the fictional architect) or Spook Central.
Off-screen, past residents of 55 Central Park West have included actress Ginger Rogers, bandleader Rudy Valee, and fashion designer Donna Karan. Daytonian in Manhattan notes that fashion designer Calvin Klein bought the top-floor penthouse from Grammy and Tony Award-winning composer Jerry Herman in 1983 and sold it in 1989, only to buy it back from film producer/Planet Hollywood co-founder Keith Barish a few years later. More recently, the New York Post reported that financier Marc Lasry bought it for $33 million in 2013 and listed it for $42 million in October 2025. A price reduction brings it down to $37 million.

In Brooklyn, actress/entrepreneur La La Anthony reduced the price of her Clinton Hill townhouse. The six-bedroom, 6.5-bath, 25-foot-wide house at 277 Greene Avenue was built from the ground up to Passive House standards and customized with features like a garage with heated driveway, a chef's kitchen with wine bar, a "glam room," and a full-floor primary suite with custom walk-in closet, spa-like bath, and private terrace. But as her son with ex-husband Carmelo Anthony gets ready to leave for Syracuse University, where his father's celebrated basketball career began, she told the New York Post, "It's a little big for me now, and I want another family or person to enjoy it the way we did." She listed it for $8.5 million in January 2026, and the price reduction brings it down to under $7 million.

Relatively few new developments experienced price reductions during this time. Two units at The Candy Factory, a recently launched condo conversion in Clinton Hill, had their prices cut, but this was the only new development with multiple reductions. The final sponsor unit at Bedford-Stuyvesant boutique condominium 84 MacDougal Street had its price reduced; also of note the price was reduced on one of the first resales at The Cortland in West Chelsea.
