On January 1, 2026, Zohran Mamdani was sworn in as the 111th (or possibly 112th) Mayor of New York City. Housing was a key component of his campaign platform, and he signed three executive orders related to housing on his first day in office. One was to revamp the Mayor's Office to Protect Tenants, a central coordinating body to defend tenants' rights, and named longtime housing activist Cea Weaver as its director.
He also created two new task forces to streamline housing construction--the Land Inventory Fast Track (LIFT), which will review city-owned properties and identify suitable sites for housing development by July 1, 2026, and Streamlining Procedures to Expedite Equitable Development (SPEED), which will focus on identifying and removing bureaucratic and permitting barriers to housing development. It must be noted that these will mostly be geared toward rental development.

On the sales front, fewer than 100 condo, co-op, condop, and townhouse listings in core New York City areas experienced price reductions from December 16-29, 2025. This took place at the height of the holiday season, a time when it isn't uncommon for buyers to take their listings off the market or avoid calling attention to their listings during a busy time of year.
