From June 25 - July 1, 2025, just over 350 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. These included a three-bedroom penthouse at 444 East 52nd Street, a prewar cooperative known for its well-heeled residents, including actress/playwright turned U.S. Ambassador and Representative Clare Boothe Luce (nee Ann Clare Booth), who leased a penthouse in the building (h/t Daytonian in Manhattan).
The building also counted writer Dorothy Parker among past residents. She lived there in 1934, during which time she entertained the likes of F. Scott Fitzgerald and married her second husband, actor Alan Campbell. The couple moved to Hollywood from there, with Ms. Parker returning to New York following Mr. Campbell's death in 1963.

In this Manhattan building on a cul-de-sac "far enough east to plant tea," as Ms. Parker put it, it cannot be confirmed exactly which apartment was hers. However, Robb Report emphasized her connection to this three-bedroom duplex penthouse with a massive private terrace overlooking East River views. It was listed for $6,995,000 in August 2024, but the most recent price reduction brings it down to $5,250,000.

23 Beekman The Paul Rudolph House at 23 Beekman Place (Compass)
Around the block from 444 East 52nd Street, 23 Beekman Place is also known as the Paul Rudolph House in honor of its longtime owner, a prominent architect and leading proponent of the Modernist movement in the 1960s.

Mr. Rudolph rented an apartment on the fourth floor of what was then a five-story brownstone in the early 1960s and purchased the building in 1976. From there, he embarked on a massive renovation that included the addition of a quadruplex penthouse he would use as a personal residence.

The building was designated a New York City Landmark in 2010 and has been on and off the market since late 2012, when it was listed for $27.5 million. The most recent reduction brings it down to $17 million, a 38% discount from its 2012 price.

The price cuts also included six units at 630 Grand Avenue, a recently launched boutique condominium in Prospect Heights with move-ins expected to begin soon. The building offers a large number of amenities and services, including a lobby with package room, a fitness center, a lounge with coworking space, a separate media lounge, a courtyard, and a roof deck. The building also offers bike storage and on-site parking for purchase, but is located in close proximity to several public transportation options.

Another perk of life at 630 Grand Avenue is a prime Brooklyn address near Grand Army Plaza in Prospect Park, the Brooklyn Botanic Garden, the Brooklyn Museum, the landmarked Brooklyn Public Library, and popular local dining. However, the building took shape in a growing market with increasing competition. In addition to the price reductions on select units, the sponsor is offering two years of paid common charges for all new deals that enter contract by the end of July 2025 to further sweeten the deal.
