On September 1, 2021, CityRealty listings show 8,606 publicly listed condos, co-ops, condops, and townhouses for sale in core areas of New York. Since the beginning of August 2021, the median Manhattan condo price has climbed slightly to $2,282,662, or $1,809 per square foot. In the same time period, the median Manhattan co-op price took a small dip to $863,500.

Labor Day sales will soon be upon us, but during the last week of August 2021, more New York sales listings experienced increases than decreases. Among the 132 price cuts was a waterfront Bay Ridge mansion with 7 bedrooms, 7.5 baths, landscaped lawns, a backyard pool, covered terraces, and a two-car garage. The owners' son has said of the house, "It's really the American dream," but prospective buyers have not been similarly enamored: Following the latest price cut, it is has been reduced 46.7 percent off its original listing price of $15 million.
