At the beginning of June 2022, CityRealty listings show 9,510 condos, co-ops, condops, and townhouses for sale throughout New York City. The median price of a Manhattan condo comes in at $1,865,672, or $1,669 per square foot. Manhattan co-ops come to a median price of $799,000.

For most New Yorkers, Memorial Day weekend and the beginning of June mark the beginning of the leisure season. As such, many sellers are eager to offload their apartments so as to have one less thing hanging over them at what is supposed to be a relaxing time. For some, this involves cutting the price of listings that might have been too ambitiously priced to begin with or are in need of some work.
