While some New York apartment types aren't exactly self-explanatory (see classic six and maisonette), a floor-through or full-floor apartment is exactly what it sounds like: an apartment that occupies the entire floor of a building. Not only does this allow for excellent privacy and highly flexible floor plans, but multiple exposures allow for abundant natural light and cross-ventilation. Some full-floor apartments benefit from direct elevator entry, and it is not unheard of for the owners of those without elevators to use the hallway outside their building as a makeshift mudroom or bike parking area. The benefits of a floor-through apartment are always appreciated, and the privacy accorded by them took on a new significance in the days of lockdown and social distancing.

Residential developers have noticed it too, and produced new buildings with collections of full-floor units. One such building is Novum W26, a new condominium in the heart of Chelsea that has just launched sales on its floor-through three-bedroom units, all of which feature floor-to-ceiling windows with noise reduction, chef’s kitchens with high-end appliances, bathrooms with radiant heated floors, generous storage space, and in-unit washer/dryers. Whether a rear terrace with built-in gas grill on the second floor, a private roof on the penthouse floor, and private balconies in between, every unit opens up to private outdoor space.
Boutique buildings like Novum W26 are most likely to feature floor-through units, either in new construction or converted townhouses. However, some uber-luxury developers have chosen to dedicate their uppermost levels to full-floor units with excellent privacy and spectacular views.
