From July 11-17, a total of 377 condo, co-op, and condop sales were recorded in Manhattan with an aggregate total of $756,035,711. The 158 condo transactions came in at a median price of $1.9 million, or $1,592 per square foot. Six condop transactions closed at a median price of $1.01 million, and 186 co-op transactions were recorded at a median price of $880K.

These numbers come in shortly after a report from the Corcoran Group, which found that a total of 222 penthouses have gone into contract from January 1 to May 31, 2021. This is up 35 percent from the same period in 2019 (a more comparable year, as 2020 was affected by the pandemic), and the most on record since the brokerage started tracking penthouses in 2007. If this trend continues, Manhattan could see a record-breaking number of penthouse sales.

The report cited #PH88A at Fifteen Hudson Yards, which entered contract with an asking price of $29.5 million, as one of the highest-priced penthouse contracts of the year. It closed for $22,005,750, or a 25.4 percent discount, but was nevertheless the top sale of the past week. #PH20 at Beckford House, a new Yorkville condo with prewar design influences, was also among the top sales with a price of $15,250,000.

After last week's dip below 30, a total of 33 luxury contracts were signed in Manhattan from July 12-18. Olshan Realty's market report gave the news and the total asking price sales volume of $326,427,000. The contracts comprised 23 condos, six co-ops, and four townhouses, one of which was owned by Pritzker Prize laureate I.M. Pei and entered contract with an asking price of $8 million.

Penthouse contracts showed no signs of slowing down last week, and downtown neighborhoods put on an especially strong showing: The top contract of the past week was a penthouse triplex asking $45 million at Tribeca's 67 Vestry Street, an Andy Warhol haunt turned luxury condominium. It was followed closely by a luxurious duplex penthouse at The Four Seasons Private Residences, which was asking $39.5 million. A little further uptown, a penthouse at 25 Bond Street entered contract with an asking price of $27.5 million.
