For the Thanksgiving holiday week of November 2020, Manhattan recorded 93 condo, condop, and co-op sales amounting to $159.3 million of real estate sold. The median price of the 45 condos sold throughout the borough was $1.653 million ($1,244/ft2) and the median price of the 46 co-ops sold was $715,500. After weeks of dizzyingly high numbers of luxury contracts, Manhattan contracts at $4 million and up tapered off to 14 in the week of November 23-29. Olshan Realty's market report notes that this is fairly typical for the week of Thanksgiving; the 10-year average is 12 contracts. The asking price sales volume came to a total of $143,860,000.
At The Sherry Netherland, a full-floor cooperative was originally listed for $32 million in 2017. It has since been reduced to $22 million, and was nevertheless the top contract of the past week. Listing broker Sabrina Saltiel of Douglas Elliman said the local buyers had been looking at townhouses, but notes that this has the square footage of a private home.
