Once again, uptown vanguards of society and hip downtown neighborhoods vied for supremacy among Manhattan's luxury buyers. As November 2023 starts to wind down, Tribeca triumphed this time with an apartment at loft conversion Diamond on Duane taking the top sale at $17,500,000. The buyer conducted the transaction, which appears to have taken place off-market, through an LLC. Public records identify the seller as Jason Carroll and note that he bought it for $5.4 million in 2015.
The top co-op sale and second-highest overall took place at 925 Park Avenue, a prewar cooperative in Carnegie Hill, where a likely combination unit sold for $11,650,000. Public records identify the sellers as philanthropists Mark and Bridget Colman; the buyer is listed as YipitData co-founder and CEO Vinicius Vicanti. This transaction, too, appears to have taken place in an off-market deal.
Meanwhile, some have noticed that the Hudson Yards development isn't selling as quickly or as impressively as some might have hoped. However, two apartments at 35 Hudson Yards, the complex's tallest building with a residential component, accounted for two of the top five sales of last week. Residence #7104, a three-bedroom measuring nearly 3,100 square feet, sold for $7,503,750, or the third-highest sale of the week. It was trailed closely by Residence #6004, a three-bedroom several stories down that ultimately went for $6,604,750.
