By now we know that 443 Greenwich Street's marketing campaign has really paid off. Jake Gyllenhaal is the latest celebrity to buy into the "paparazzi-proof" building, paying $8.63M for a 2,600-square-foot condo apartment according to The Real Deal. He joins other A-listers that include Meg Ryan, Jennifer Lawrence, Harry Styles, and power couples like Blake Lively and Ryan Reynolds and Jessica Biel and Justin Timberlake. So why have all these celebrities flocked to the landmarked Tribeca condominium? Let's explore.

Condo conversions on pre-war buildings are becoming increasingly popular for those looking for some character mixed in with some ultra-lux amenities. And 443 Greenwich Street had all the makings of a successful conversion. It was built in 1882 by renowned architect Charles Haight as a bookbindery in the celebrity-adored Tribeca, on a beautiful cobbled street. Not to mention, it's also right off the Holland Tunnel, near several piers, and just 2 blocks away from the waterfront and the Hudson River Greenway.

Since 2012, there were plans to convert the building, which had been vacant for a decade. Finally, Metroloft started the process to develop 53 condos - 45 loft-style homes and 8 penthouses - and enlisted the award-winning Cetra Ruddy Architects (Walker Tower, One Madison) to spruce up the facade and update the interiors.

There are now 7 residences for sale including a five-bedroom, six-bath, 8,569-square-foot penthouse apartment asking $55M. Three-bedrooms are starting from $8.2M and four-bedrooms from $11.25M. While not as ridiculously huge as the penthouse, the size of these units range from a spacious 3,080 to 3,949 square feet.
As for the "paparazzi-proof" amenities, 443 Greenwich offers almost door-to-door access with its drive-in, drive-out underground parking garage with valet and a second lobby for residents wishing to take private elevators.

For further privacy, the building features a residents-only 4,000-square-foot courtyard away from the city noise. And aside from the usual high-end amenities like a 24-hour doorman/concierge, a children's playroom, fitness center, and residential storage, there are also private fitness studios and an indoor 75-foot lap pool with Turkish baths and private alcoves. In other words, no one will have to interact with each other, ever.
