As April 2026 gave way to May, 180 residential apartment sales were recorded in Manhattan for the week ending May 2, 2026. This is a small week-over-week dip; however, the sales recorded this time likely took place at a time period that included the Easter and Passover holidays, not to mention spring break in New York City schools. The highest-priced sales of the week showed an almost even divide between Downtown and Upper West Side units.

Spring + Thompson leads Manhattan sales, nears sellout

Last week, two sales were recorded at Spring + Thompson, the Selldorf Architects-designed boutique condominium in the Sullivan-Thompson Historic District. These included the penthouse, which closed for $19.75 million. This is nearly $10 million less than the sponsor initially sought for it, but was still high enough for the week's top closing. The buyer made the purchase with an LLC.
The seven-bedroom penthouse spans the top two floors of the building, and both levels are connected by an open staircase with steel and glass handrails. Five bedroom suites and located on a separate level, and the main entertaining level has access to a massive wraparound terrace with an outdoor kitchen.
Like all units at Spring + Thompson, the recently sold apartments feature lofty ceilings, wide-plank oak flooring, kitchens with luxury appliances, five-fixture primary baths, zoned heating and air conditioning, and full laundry rooms. With these sales, the one remaining availability is Residence #5, a floor-through four-bedroom asking $12 million.

At One Central Park West, Penthouse #48A closed for $15.125 million. While this was good enough for the second-highest sale of the week, public records show that the LLC-listed seller has taken a loss of over $6.7 million, having bought the five-bedroom unit for $21.85 million in June 2013. The buyer also used an LLC, and is set to enjoy hotel amenities like a health club with 55-foot swimming pool, a roof deck, a valet parking garage, and the Michelin-starred Jean-Georges restaurant.

One Central Park West is located in an area where many new luxury buildings with tasteful finishes and well-thought amenities have risen to steal its thunder. A case in point is the nearby 15 Central Park West, home of Manhattan's top sale for two weeks in a row in spring 2026, and where two sales were recorded last week. These included Residence #15K, which closed for $10.8 million in the week's fifth-highest sale.
Rachel Wood of Brown Harris Stevens represented the LLC-identified seller, whom public records indicate took a loss on the two-bedroom apartment. The buyer is listed as Joan Grande, mother of Grammy Award-winning and Oscar-nominated singer/actress Ariana Grande and singer/actor Frankie Grande, who is currently appearing as Victor Garber/Luigi in Titanique, which was just nominated for four Tony Awards. The building's address allows for easy access to the Theater District, not to mention Central Park, Lincoln Center, and high-end dining and retail in Columbus Circle.

Closings begin at Vita

About a year after sales launched on Earth Day 2025, closings are underway at VITA, the two-building complex spanning Ninth Avenue between West 37th and 38th Streets. The site is located in close proximity to the Dyer Avenue entrance to the Lincoln Tunnel and the Port Authority bus terminal construction site. However, VITA's construction to Passive House standards effortlessly blocks out sound and filters the air. All the closings have taken place in VITA's gray-toned North Tower, and sales recently launched on apartments in the white South Tower. Throughout the complex, public availabilities range from $1.15 million for a one-bedroom to $5.5 million for a three-bedroom penthouse with two private terraces.
