This past month, Two Trees Management unveiled their new open-air rooftop spaces atop each of their three DUMBO office buidlings: 45 Main Street, 20 Jay Street, and 55 Washington Street.

The rooftops have been designed by James Corner Field Operations, the same minds behind the High Line elevated park in Manhattan. They will act as work-play amenity spaces, offering features like outdoor conference rooms, picnic/dining areas and outdoor yoga, all aimed at enhancing the social and professional environment of the 400 companies currently occupying the offices below them.

The roof decks will be personalized to their building, all designed in the same breath but each offering a signature style. At 45 Main Street, seven alcoves line the edge of the roof with a few custom wood banquettes surrounded by greenery. Two large planters align and meet at the center of the roof, and the plants include serviceberry, grey birch, flowering dogwoods, witch hazel, and hydrangea. Also, a raised wooden deck will function as a large multi-purpose room, featuring a custom wood trellis and a built-in bench that faces out towards the Manhattan Bridge.

55 Washington Street, with the largest square footage of the three roofs, will offer “bridge-to-bridge views,” as the Manhattan Bridge can be seen from one side and the Brooklyn Bridge on the other. A wooden ramp leads up to the terrace surrounded by “lush woodland planting, vines, and cascading plants.” and the promenade leads to three rooms: A lounge with views of the Manhattan Bridge and the East River, an outdoor conference room with an X-shaped table, and a picnic & dining area.
At 20 Jay Street, a two-level roof deck, the upper level features a raised V-shaped wooded deck will function as a multipurpose room, with the Manhattan skyline as a backdrop. The deck is framed by a custom designed screen that creates opportunities for outdoor movies and projections. The lower level provides a large outdoor conference/dining table, where moveable tables, chairs, and chaise lounges will offer flexible seating surrounded by meadow planting.

While each brings its own unique take on the modern rooftop, they all create modern, functional and plant-filled spaces for working, making great use of DUMBO’s impeccable views and offering so much more on top of them.
