The Shephard at 275 West 10th Street stands as a newly redeveloped condominium building in the West Village. The Naftali Group recently finalized three renderings for their new slew of amenities that are still in progress inside the 12-story building. The new renderings reveal a golf simulator, a screening room, and an art room.

The three new spaces join an impressive slew of previously announced amenities, beginning with the building’s carriage house 24-hour attended lobby, outfitted in rift cut oak plank flooring and custom encaustic tiles. The space also features an oil rubbed bronze reception desk, a mahogany armoire, and a cozy fireplace, and leads directly into the Assouline-curated library and private garden. The Shephard’s spa hosts separate men’s and women’s steam rooms with Calcutta marble bench seats, cove and bench lighting, and plunge-style showers. More amenities include a game room, a resident’s club, a fitness center with a wood paneled gym, an indoor half basketball court, and a climbing wall.
Originally built in 1896, the long-standing tower retains its original façade defined by red-brick and charming arched windows. The developers tapped Beyer Blinder Belle for architecture and Gachot Studios to redesign and update the building’s interiors. Current availabilities include 3-bedrooms from $6.75 million and 4-bedrooms from $6.95 million. The building’s duplex penthouses are available as well, including the 3-bedroom Penthouse A for $18.85 million, the 4-bedroom Penthouse B for 24.5 million, and the 5-bedroom Penthouse C for $29.5 million.

Interiors feature spacious living rooms with unique vaulted ceilings, ¾-inch solid oak floors, and double-glazed windows with UV protective glass.
Kitchens include solid mahogany cabinetry by Smallbone of Devizes, statuary white marble island counters, durable honed black granite work surfaces, and Miele appliances. Master baths host white marble mosaic fan floor tiling, custom mahogany vanities, radiant heated floors, and Lefroy Brooks fixtures. The views are amazing no matter what the floor; upper residences offer prime exposures of the city, the Hudson River, and The Statue of Liberty, and lower floors offer charming views of the pretty tree-lined street and gorgeous garden. The building’s penthouse collection includes upwards of 1,500-square-foot terraces that maximize incredible views.
At an average price per square foot of $3,167, condos at The Shephard weigh in at slightly higher than the current West Village average condo price of $2,904 per square foot. The average closing price for a West Village condo in October was $2,431 per square foot, down slightly from last October’s average closing price of $2,459 per square foot. There are currently a total of 134 condos for sale in the area.
