Gary Barnett’s Extell Development Company is busy constructing three new neck-wrenching condo towers in Manhattan: One Manhattan Square, The Kent, and the city’s tallest condo, Central Park Tower. Best known as the developers of the 'Billionaire Building', the firm has several other high-profile, albeit more mysterious, prospects in the works — such as the large mixed-use building planned for Fifth Avenue and 47th Street and a residential tower planned near Central Park at 36-44 West 66th Street.
We’ve now uncovered the first rendering of the Upper West Side venture, which Extell is planning with Megalith Capital Management. Situated between Central Park West and Columbus Avenue in the Upper West Side, the mid-block site formerly held three small buildings and the synagogue of Congregation Habonim. A recent site visit reveals the buildings have been fully demolished and preparation work has begun.

Whether due to zoning limitations or the slight cooling of the high-end market, Extell is aiming a little closer to the ground with this project. According to approved Department of Buildings permits, the building will rise a modest 25 stories and contain 160 residential units. A new rendering posted onsite matches the zoning diagram submitted by the architects of record, SLCE. The renderings show a surprisingly conventional design composed of a tower covered in glass and set back upon a two-story base. The project will top out at 292 feet, not high enough to eclipse The Europa next door, and secure its residents with direct Central Park views. The floor schedule reveals its lower two levels will have space for a new synagogue and ground-floor retail. Amenities will include a pool, a spa, bike storage and tenant storage.
Largely due to Time Warner Center and Millennium Partners’ Lincoln Square master plan, the Lincoln Center area has undergone a residential renaissance that has pushed westward from Central Park. At 200 Amsterdam Avenue, SJP Properties is currently demolishing a synagogue that will be replaced by a 51-story condo tower. At the former site of the American Bible Society, Avalon is beginning construction on a 160-unit condo and rental tower. Glenwood Management has also recently finished two rental towers on Fordham University’s superblock named The Encore and Hawthorn Park.
