A highly anticipated condominium tower at the foot of lower Manhattan is gearing up for construction. Addressed as 77 Greenwich Street, the building will join a bevy of new condo projects such as One Wall Street, 45 Broad Street and 50 West Street, which have high-tailed off of the area’s resurgence. The project’s development team, led by Trinity Place Holdings (TPH), will erect a 40-story, 503-foot tall skyscraper with 90 one- to four-bedroom homes, and a 476-seat elementary school at its base. Earlier this week, it was announced that Marketing Directors will oversee the marketing and sales of the residential units, which will all offer incredible water and city views.
The trapezoid-shaped development parcel is wedged between Trinity and Greenwich streets and was once rumored to be the site of an 80-story, 1.1 million-square-foot mixed-use supertall that would utilize air rights from nearby Trinity Church. The site long held a Syms department store that is now prepping for demolition. The 285,000 square-foot project will face the soon-to-be expanded Elizabeth Berger Plaza, and will be a short walk to Wall Street, Battery Park and the Hudson River waterfront.
The composite exterior design, provided by FXFOWLE Architects features a limestone-clad podium and a pleated glass curtain wall above. The masonry base complements the neighboring landmarked Dickey House at 67 Greenwich Street, which is a three-and-a-half-story townhouse built in 1810. The Federal style building will be programmatically integrated into the development and the first eight floors will be occupied by the K-5th grade school.
The first residential floor will begin 150 feet above street level, effectively guaranteeing most residences views of the Hudson River and harbor. Interiors by Deborah Berke Partners will offer refined high-end finishes that include high ceilings, spacious living and dining areas, and custom kitchens and marble baths. Amenities will include a top floor fitness center, private fitness studios, catering kitchen, children’s playroom, dog spa, bicycle storage and a lounge/game room/multi-purpose room. Recent renderings reveal even more exciting features - a massive threefold roof deck, complete with grills, landscaped greenery, public seating, and a walkway. 77 Greenwich is expected to be finished in in early 2019. The New York Post estimates units will be priced in the $2,000 to $3,000 per square foot range, in line with prices at the nearby Helmut Jahn designed super-condo, 50 West Street.
