Construction has restarted on the concrete frame of NoHo’s long-stalled hotel-cum-condo project, 22 Bond. The block-through development also addressed at 25 Great Jones Street is being developed by Richport Group and Second Development Services. The team has tapped BKSK Architects to transform the 14-story hulk into a new 11-story "modern landmark”.
The project site stands between Lafayette Street and Bowery, and was initially conceived as a 48-room, Todd English-themed hotel designed by Smith-Miller + Hawkinson. After the structural shell languished unfinished for years, the project switched gears to condos. The concrete superstructure has since been shortened by two floors (33-feet) to 11-stories, and has been horizontally expanded to meet the Great Jones Street streetwall.

BKSK Architects are designing the project and using a "building-as-art" approach to the development. One of their goals is to continue the neighborhood’s legacy as an incubator of art in New York City, which it has been since the 1970’s. The main entrance and lobby will function as an art garden, displaying harmonized landscape and sculpture, and will feature a small outdoor courtyard. Condo interiors will also have artistic elements, such as gallery-like living spaces and airy sculptural staircases.
The project is now beginning to get its contextual skin, which was lauded by the Landmarks Preservation Commission. The Great Jones Street facade will be clad in glass with 18" fins of richly colored COR-TEN steel; the same steel that was used for Barclays Center. The Bond Street frontage will feature a 3.5-floor screen wall that will partially obscure a one-story structure, which will serve as a lobby connected to the tower behind it. Covering the eyesore-of-a-wall facing Lafayette Street will be a large mural painted by artist Jose Parla.

The building's six residences will all be 3-bed/3-bath duplexes, with up to 20-foot-high ceilings and an accompanying outdoor space. The homes will measure from 2,895 to 3,977 square feet, and are priced from $9.26 million. The complete package of amenities has yet to be disclosed, but the sales team recently launched a teaser site, so be sure to check in and stay tuned!
