Construction well underway at 476 Union Avenue, a new boutique condo development in East Williamsburg area. Recent photos reveal that much of the steel framework for the future 6-story building is now set in place.
The project's architect of record, Ramy Issac of Issac & Stern Architects, filed plans to enlarge the pre-existing 3-story building in 2014. The prior red-brick facade was completely removed, and only the building's structural bones are being integrated into the new condominium.
Current construction at the site
Inspired by both Le Corbusier’s 20th century Parisian style and modern industrial craftsmanship, 476 Union will feature expansive industrial-framed glass block windows surrounded by stripped down white brick. The building will host an elevator, private storage, and a rooftop terrace and stand in close proximity to the L and G trains.
Delivery is expected next fall, ushering in 9 new condos to the heart of the neighborhood. Interiors are designed by the Brooklyn-based Meshberg Group, and homes will range from studio to two-bedroom layouts and host a textural range of locally sourced materials including glass, porcelain, granite, and walnut. Homes will include 5-inch white oak floors, recessed LED lighting, Bosch washer and dryers, zoned, high-efficiency heating and cooling, pre-wiring for Fios and Time Warner, and low-VOC paints.

The condos’ kitchens will be distinguished by Carrara marble countertops and backsplashes, natural walnut cabinets, Bertazzoni Pro Series ovens, Liebherr refrigerators, Bosch dishwashers, and Hansgrohe faucets. Custom-designed cabinetry will allow storage to discretely disappear into a walnut expanse.. Master baths will host oversized limestone floor tiles, marble wall tiles and vanity counters, Kohler and Duravit sinks, Zuma soaking tubs, and glass-enclosed tile showers. Select units will also come complete with private outdoor space.
Five apartments at 476 Union were recently listed and are no longer on the market. The units included PHA which is a 2-bed-2-bath spread which was listed at $1.425 million or $1,069 per square foot. A one-bedroom on the thrid floor was also amonth those listed earlier this year. The 68 square foot unit was priced at $835,000. For reference, there are currently 237 condos for sale in Williamsburg for a median price of $1.195 million, or $1,231 per square foot. The average closing price for a condo in the area this October was $1,254 per square foot, up slightly from last October’s closing price of $1,240 per square foot.
