Construction continues at 47-49 Broadway, a 7-story, 17-unit mixed used building situated at the northwest corner of Broadway and Wythe Avenue in South Williamsburg. Hess Management is the developer and tapped architect Jeffrey Kamen to design a residential building at the formerly vacant lot. Permits were filed back in 2014 and construction photos from this past spring show the superstructure rising above streetlevel. The 70-foot-tall building will encompass 17,207 square feet and feature 5,293 square feet of commercial space on the first and second floor. The residential units, each averaging 680 square feet and will start on the third floor.

The latest rendering shows a handsome facade of orange brick and expansive corner windows. The building rises flush with the streetwall and culminates with a series of setbacks on the top floor. The building's zoning diagram shows the back of the building, facing South 6th Street, to have a few different building heights with the lowest reaching one and two stories. Filings show amenities include a 470 square foot common recreation room available to all residents without a fee and a roof terrace on the sixth and seventh floors. 49 Broadway is located just two blocks away from the game-changing Oosten condominum, the East River and the Williamsburg Bridge.
