From October 24-30 2021, a total of 516 condo, co-op, and condop sales closed in Manhattan. This was the highest number of sales of the year of 2021 thus far, and the past week's aggregate total of $896.3 million was the highest since early September 2021, which saw a total of $900.6 million in sales.

The 203 condo sales of last week came to a median price of $1.625 million, or $1,554 per square foot. The 303 co-op sales recorded a median price of $785K.

The top sale of the past week took place in the heart of Hudson Square, where #PHE at 601 Washington Street closed for $30.65 million, slightly below its last asking price of $31.395 million. #PHE measures 7,475 interior square feet, 1,693 exterior square feet, six bedrooms, six full baths, and two powder rooms. Interiors feature custom lighting package, Lutron lighting and shade control, custom Siematic kitchens, and en suite baths in every bedroom. The condominium went up on the former site of a one-story warehouse occupied by Pat LaFrieda Meat Purveyors, and there are no availabilities in the building.

The second-highest sale took place at 220 Central Park South, where a three-bedroom, three bath unit closed for $27,407,138. The closing comes shortly after that of a $66 million sale in the building and speaks to the continued lure of the Billionaires Row tower. As of this writing, there is only one publicly listed unit on the market for $85,000/month.

In the final week of October 2021, a total of 47 luxury contracts (priced $4 million and up) were signed in Manhattan. This is three fewer than last week, but Olshan Realty's market report notes that this is the 14th time that 40 or more contracts were signed year-to-date. The weekly asking price sales volume came to $381,454,000.
The top contract of the past week took place at Walker Tower, where #18A entered contract with an asking price of $24.995 million in an off-market deal. The 4,871-square-foot apartment has four bedrooms, four and a half baths, and two private terraces. It had most recently been rented (last listed for $55,000/month), but the brokers wouldn't comment as to whether the unidentified renter bought the unit. Owner Daniel Stephen Hafner, CEO of Kayak, bought the apartment for $24 million in 2016.

Condos outsold co-ops 31 to 10 last week, but some notable co-op deals were in the mix. At The San Remo, a New York City Landmark and Art Deco icon, apartment #12C entered contract with an asking price of $22 million in both the highest co-op contract and the second-highest contract overall of the past week. The apartment has two bedrooms, four baths, and direct views of Central Park from the living room, formal dining room, and library. The market report noted that it sold within a month of listing, and The Real Deal identified the sellers as Kevin Kennedy, former president of the Metropolitan Opera, and his wife Karen.

That same week, Paul McCartney and his wife Nancy (not pictured) found a buyer for their penthouse at 1045 Fifth Avenue, which had an asking price of $10.45 million. This represents a discount from both the original listing price of $12 million and the $15.5 million the couple purchased the apartment for in 2015. The triplex unit directly overlooks Central Park, but is in white box condition. According to the listing, plans have been approved for a 3-4 bedroom home with an eat-in kitchen, three fireplaces, and "terraces galore."
