Nobutaka Ashihara Architects (NAA) debuted a new website. One interesting and mysterious project shown is a glassy 12-story building they’re calling 'Japan Land.' The underzoned site is catty-corner to Penn Station at West 31st Street and Eighth Avenue. Pre-recession, the parking-lot site was set to get a 15-story, 88-unit residential by Savanna Partners. Savanna sold the site in 2014 for $65M, more than double what they paid in 2007. City records list the buyer as Kedem Realty LLC.

We love how the renderings show the fully-built Hudson Yards and Manhattan West development in the background —with a sudden blossoming of cherry trees all around Penn St./MSG. But one can only dream...

While we're talking about Manhattan's west side: Here’s a photo from today, looking out at Hudson Yards with its monster office building, 30 HY, rapidly rising at a speed of at least two floors a week by our estimate. We swung by the site over the weekend and noticed that all the major components of the plan’s eastern railyards are now underway.

Two-Bedroom Near Central Park Priced Under $800K? Where Do I sign?

Earlier this week, this 2Bed/1Bath co-op hit the market at West 96th Street for a bargain price of $795K. The unit is half a block from Central Park, has a new private terrace, 10-foot ceilings, and a washer/dryer. We did a quick check and the median price of a two-bedroom co-op on the block, between Central Park West and Columbus Avenue, is $2,112,500.

Trevor Noah Upgrades at Stella Tower

The Daily Show host Trevor Noah is upgrading from his $15,000/month rental in Stella Tower to the building's $10 million penthouse duplex. The Hell's Kitchen residence measures 3,600 square feet, has 14-foot high ceilings and features stunning city views. The Late Night host and comedian films his show nearby at Eleventh Avenue, so it makes perfect sense he wants to settle in at Stella. Read full story at 6sqft.

On a related note, this 2Bed/2.5Bath unit in the aforementioned building came online today for $4.5 million, roughly $2,875 per ft².

Breaking News: Manhattan Too Expensive for Most Singles to Buy a Home!

In a joint study with RENTCafé, the team at PropertyShark put together some statistical data to prove (something we kinda knew all along) that our median salaries don't cover the rent/ purchase of Manhattan living. The gender pay gap makes it even worse for women. The average working woman in Manhattan would have to spend 119% of her monthly income to cover the average mortgage. Full report here.

 

Live in DUMBO for $895/month

The new warehouse conversion at 181 Front Street will be bringing 105 rental units to DUMBO, twenty percent of which are reserved for affordable housing. As of tomorrow, New Yorkers earning 60 percent of the area median income can apply for the 21 units, which range from $895/month for one-bedrooms to $1,247/month for three-bedrooms.

Avalon’s Forthcoming 96th Street Tower Dubbed “Frightening”

DNAinfo reports that some folks in East Harlem think the proposed Avalon tower for East 96th Street is too big. Worse yet, the units slated to be “affordable” are far from it.

My, how Canal Street has changed. The go-to spot for fake handbags, bush meat and cheap art supplies is being swallowed by the rest of Tribeca and Soho. Last week, we unveiled a new 9-story Passive House building at 312-322 Canal Street designed by Paul A. Castrucci Architects. Now, permits have been filed. The design will still have to pass muster with LPC, a second time around.
