Rem Koolhaas's First NYC Building at 121 East 22nd Street Debuts Registration Site

A new two-towered condominium development coming to 121 East 22nd Street (alternatively 122 East 23rd Street) has now officially debuted a registration site. Curbed recently uncovered the teaser site, which features a new rendering emphasizing the north building’s distinct jewel-like façade that culminates on the corner of 23rd Street and Lexington Avenue. Toll Brothers City Living purchased the property in 2013 for $135 million, which previously hosted United Cerebral Palsy’s Gramercy Headquarters. As 6sqft reported in April, CMA began excavating the site this past spring.

The development firm tapped Rem Koolhaas’ firm OMA to design the buildings, under the leadership of architect Shohei Shigematsu and with architect on record SLCE. Upon expected completion in 2018, the buildings will top out at 18 stories and host 133 condominium residences ranging from studios to five-bedroom layout. The buildings will host a plethora of private terraces that will overlook a shared courtyard, as well as a pool, a children’s playroom, a screening room, and a robotic parking system. The development is seeking LEED certification.

Situated in Gramercy Park on the cusp of the Flatiron District, the development will rise at the crossroads of two of Manhattan’s most desirable neighborhoods. For reference, the average price per square foot of condos in Gramercy Park was $1,747 as of September 1st, up slightly from last September’s closing price of $1,669 per square foot. There are currently 151 condos for sale in the neighborhood, with a median asking price of $2,017,500, or $1,782 per square foot.
