Revealed: First look at the Boutique Residential Building Planned for the Upper East Side

A rendering has been posted on the construction fence of a long-vacant corner lot on the Upper East Side's Lenox Hill neighborhood. Addressed at 253 East 62nd Street/1177 Second Avenue, the narrow, 1,800 square foot lot will sprout a 10-story, 21,000 square foot apartment building developed by John Pappas' 253 East 62nd Street LLC. Alexander Zhitnik's Z Architecture is listed as the architect of record on permits that were initially filed in 2013 but were only fully approved recently. The firm has had their hands in various low- to mid-rise multi-family developments around the city that include 204 Foryth Street and 75 Grand Avenue in Clinton Hill. This project sports the somewhat overused industrial aesthetic of a consistent brown brick facade with large, inset multi-pane windows. Better than a glass box, we suppose.

According to the submitted floor schedule, there will be six residential units, the first floor would hold a commercial space and a residential lobby that would be accessible from 62nd Street. Floors 2-4 would each hold full-floor two bedroom apartments, and the six levels above would hold three grand duplex units.
Excavation work is already underway. A five-floor tenement building with a ground-floor flower shop was previously at the site and was demolished last year. According to Crain's, abutting the lot is a larger development site owned by Chance Gordey's Real Estate Inverlad who have two condominium projects underway in the area, including the nearly finished mid-rise The Clare.
