The Academy is modern, soon-to-be-finished rental building at the corner of 31st Avenue and 29th Street in Astoria. The 54-unit building is being designed by long-established residential architect H. Thomas O’Hara of HTO Architect and rises a contextual 7-stories along its low-rise block. The façade is clad in classic red brick with a full glass curtain wall along its primary corner exposure. Rear-facing units have private balconies.
Inside, homes offer large windows, hardwood floors, built-in A/C units, and stainless steel appliances. Modern Spaces is handling the leasing which will begin next month, and occupancy is anticipated for February 1. Studios will begin around $1,800/month, one-bedrooms for $2,400/month, two-bedrooms for $3,400/month and three-bedrooms around $5,200/month. Rent increases are subject to rent stabilization laws.
Amenities for the elevator building will include private off-street parking, a laundry room in the basement, a fitness center, a roof deck and a live-in super. The Academy is within a 6-minute walking distance to both Astoria’s Broadway station and the 30th Avenue station. Notable nearby restaurants include Smokehouse, Sandfords, and Sac’s on Broadway, and Seva, Butcher Bar, or Queens Comfort on 30th Avenue.
