110 Central Park South stands as a distinguished prewar building with a rich history dating back to 1925, when it was designed by architect James R. Carpenter as the 25-story Navarro hotel-apartments. The site itself carries even deeper historical significance, originally part of the Navarro Flats built in the 1880s by Jose de Navarro, and later home to a palazzo-style structure by McKim, Mead & White that housed the Deutscher Verein and Army & Navy Club. The building operated as the InterContinental Hotel and previously the Ritz-Carlton Hotel before its residential conversion, and has housed notable figures including publisher Bennett Cerf of Random House, industrial designer Raymond Loewy, and nightclub impresario Earl Carroll.
In 2005, the building underwent a $110 million conversion by Anbau Enterprises, transforming it into a 63-unit condop under the direction of architect Costas Kondylis. The conversion added three floors, bringing the building to 29 stories, and created five penthouse units, including a duplex penthouse on the 28th and 29th floors with dual fireplaces and 50-foot loggias. The condop structure allows residents to sell or sublet without board approval, making it more flexible than traditional cooperatives while maintaining the exclusivity of a boutique building.
