As 349 apartments throughout New York demonstrate, price reductions should not be interpreted as a sign of a serious flaw, but rather a reflection of market realities. Sometimes, as in the case of a three-bedroom condo at 56 Leonard Street reduced by $2 million, or 15.6%, the supply of fabulously luxurious apartments in glittering new buildings has far outstripped demand. Sometimes the apartment itself is not the deterrent, but rather the building—three listings in Trump-branded condominiums are obvious examples, but so is a duplex in River House, where an $11.5 million price cut may attract interest, but not necessarily get would-be buyers past the prestigious co-op’s notoriously draconian board.

While that listing's new $12 million price may still be out of buyers’ reach, other price reductions may bring their apartments further down to earth and therefore on more buyers’ radars.
