The Park Clinton is a 12 story, 96 apartment co-op at 535 West 52nd Street in Hell's Kitchen, completed in 2014 through a city sponsored affordable homeownership program. SLCE Architects designed the building for West 52nd Street Affordable Developers LLC.
The mid-block building has a red brick façade above a two story base clad in blue gray metal panels, with a marquee marking the entrance. The top three floors step back from the street wall, while horizontal rustication and white cornices define the upper portions of the base and setback.
Apartments commonly use open kitchen plans and generous room proportions, with oversized floor-to-ceiling windows and substantial closet space as recurring elements. Heating and air conditioning are individually controlled, while kitchens have stainless steel appliances, dishwashers, and stone counters.
The building has a part time doorman, video intercom, live-in superintendent, landscaped rear garden, fitness center, laundry room, and bicycle storage. It operates as income restricted housing, with eligibility administered through city housing agencies, and subletting is limited to 18 months in each five year period. The tax abatement and the city's resale profit share both extend through 2054. The Hudson River is to the west, and the Theater District lies to the east.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
