This handsome, 14-story condominium apartment building at 856 Washington Avenue between Eastern Parkway and Lincoln Place in Prospect Heights was built in 2018 by Valyrian Capital and the Daten Group one block away from the Brooklyn Museum of Art.  The developers purchased the site for $6.5 million in 2014. 

It has 26 apartments. 

It was designed by Kutnicki Bernstein Architects, whose other buildings in the borough include 670 Pacific Street and 178 North 11th Street. 

It replaced the handsome, Neo-Classical Greenpoint Savings Bank building that stood for 87 years on the site with its two impressive Corinthian columns and great arched window.

Bottom Line

The new mid-block building has an attractive, modern façade on the avenue with a base that conforms closely to the street's roofline and an partially angled setback tower that partially continues the base's handsome setback fenestration pattern.

Description

The mid-section of the setback tower is angled and the 9th, 10th and 11th floors of the tower have glass-enclosed balconies on one of its sides. 

The building has an entrance marquee and sidewalk landscaping.

Amenities

The building will have a roof deck, a terrace, an exercise room, a bicycle room and a large residents' lounge and library.

Apartments

Apartment 8A is a three-bedroom unit with 1,618 square feet of interior space and 84 square feet of outdoor space with a long entry foyer that leads to a 17-foot-wide living room next to a 10-foot-long dining room and a 10-foot-long open kitchen with an island. 

Apartment 5A is a three-bedroom unit with 1,607 square feet with a 23-foot-long angled living/dining room next to a 12-foot-long open kitchen with a breakfast bar. 

Apartment 3B is a two-bedroom unit with 1,499 square feet with an 18-foot-long living room adjacent to a 14-foot-wide open kitchen with an island. 

Apartment 9B is a two-bedroom unit with 1,217 square feet of interior space and a 85-square-foot balcony along its angled living room adjacent to its 9-foot-long open kitchen a breakfast bar and a 14-foot-wide sitting room.
