Overview of Avalon Brooklyn Bay at 1501 Voorhies Avenue

Completed in 2017 by Muss Development and AvalonBay Communities, with Perkins Eastman as architect, this 30 story reflective glass tower at 1501 Voorhies Avenue is the tallest building in Sheepshead Bay. The building's base is architecturally distinctive: a large section of the second floor is recessed over the entrance, which features a revolving door and a curved marquee. The upper 19 floors contain 56 condominiums marketed as 1 Brooklyn Bay and The Aqualina, while the lower 11 floors are occupied by rental apartments. The site had a contentious history: a 22-story condo proposal by a different developer was abandoned after local opposition before this project moved forward.

The condo residences span one to four bedrooms and feature 10-foot ceilings and floor-to-ceiling windows. Many units have private balconies with views of Sheepshead Bay, the Atlantic Ocean, New York Harbor, or the Manhattan skyline. Kitchens come with imported cabinetry, honed quartz countertops, and Sub-Zero and Viking appliances; bathrooms feature Carrara marble, custom vanities, and Kohler sinks. All units include in-unit vented washers and dryers and are prewired for high speed technology.

The building has roughly 33,500 square feet of indoor and outdoor amenity space. A double-height attended lobby anchors the ground floor, and the 19th floor Sky Lounge opens onto rooftop access. The outdoor pool comes with a sundeck, lounge chairs, and cabanas, and the landscaped grounds include a bocce court and multiple BBQ grills. A 2,500 square foot fitness center with a yoga studio, a children's playroom, a resident lounge with a fireplace and dining area, on-site parking, bike storage, and a dog run with pet grooming services round out the offerings. The building is smoke free and pets are permitted.

The B and Q subway lines are nearby, with express bus service putting Midtown Manhattan roughly 30 minutes away. A pedestrian bridge connects to Manhattan Beach, and the Belt Parkway is also accessible. Coney Island and Brighton Beach are both within easy reach.
