Avalon Brooklyn Bay is a 30 story reflective glass tower completed in 2017 and the tallest building in Sheepshead Bay. Designed by Perkins Eastman for Muss Development and AvalonBay Communities, it has a recessed second floor above an entrance marked by a revolving door and curved marquee. An earlier proposal for a 22 story condominium on the site was abandoned following local opposition.
The tower combines 180 rental apartments on its lower 11 floors with 56 condominiums on the upper 19 floors. The rental portion is known as Avalon Brooklyn Bay, while the condominiums have been marketed as 1 Brooklyn Bay and The Aqualina. Residences range from studios to four bedrooms, and many have open layouts, floor-to-ceiling windows, in-unit laundry, and private balconies. The condominiums have 10 foot ceilings and views that extend over Sheepshead Bay, the Atlantic Ocean, New York Harbor, and the Manhattan skyline.
Roughly 33,500 square feet of indoor and outdoor amenities encompass a double-height attended lobby, a 2,500 square foot fitness center with a yoga studio, a children’s playroom, and a resident lounge with a fireplace and dining area. The 19th floor Sky Lounge opens to rooftop space, while the landscaped grounds contain an outdoor pool with a sundeck and cabanas, a bocce court, barbecue grills, and a courtyard. On-site parking, bicycle and resident storage, a dog run, and pet grooming services are also present; pets are permitted, and the property is smoke free.
The building is close to the Sheepshead Bay waterfront and promenade, with neighborhood restaurants concentrated around the bay. A pedestrian bridge connects the area with Manhattan Beach, while Brighton Beach and Coney Island lie farther west along the Brooklyn shoreline. The Belt Parkway is also accessible from the neighborhood.
