60 White Street, a distinguished 1869 Second Empire cast-iron building in the TriBeCa East Historic District, was designed by William W. Gardner and underwent a thoughtful conversion from offices to luxury residences in 2010. The Sorgente Group of America, led by Veronica Mainetti, transformed the historic structure into eight residential condominiums, with Bostudio Architecture leading the design and CTS Group serving as preservation architect.
The building's conversion prioritized environmental consciousness, with 80% of materials preserved from the existing structure and remaining materials sourced locally, including marble countertops from Vermont Quarries. The renovation eliminated all volatile organic compounds while preserving the building's architectural integrity and historic details.
Residences feature soaring ceiling heights ranging from 10.5 to 16.5 feet, Passive House triple-pane windows, and radiant heated floors. Kitchens are equipped with high-end appliances from Wolf, Sub-Zero, Asko, and Thermador. Units include modern amenities such as home automation systems, individually-wired security, and Cloud9 technology integration.
The building's signature feature is its lobby's "Green Wall" solarium, which provides natural air filtration. Additional amenities include a fitness center, residents' lounge, package room, storage facilities, and a video doorman system.
The penthouse unit showcases the building's premium offerings with over 3,000 square feet of interior space, three bedrooms, multiple bathrooms, and two private terraces totaling 700 square feet with views of both the Freedom Tower and Empire State Building.
This project represents a notable example of preserving historic architecture while incorporating modern sustainable practices and luxury amenities in downtown Manhattan.
