Restoring two 1869 cast-iron commercial buildings and converting them into eight environmentally friendly residences is no easy feat, yet it is one that Veronica Mainetti of The Sorgente Group of America chose not to shy away. Their ambitious TriBeCa conversion at 60 White Street began in 2010 with the purchase of two to-be-converted buildings at 60 and 62 White Street, and another at 66 White Street which will remain an office building. With Bostudio Architecture at the helm for the design and CTS tapped as preservation architects,the team has unveiled one model residence that showcases the project's attention for detail and intense focus on sustainability and energy efficiency.
 
The model unit is said to be representative of the building’s eight residential lofts. The large rooms feature ample lighting, oil rubbed bronze finishes, Vermont quarried, high-density Imperial Danby Marble, and hand-milled, reclaim wood floors and cabinetry. Kitchen appliances include 24-inch Sub-Zero wine storages, 36-inch Sub-Zero refrigerators, 36-inch Wolf convection steam ovens, and 36-inch wolf convection browning ovens. The high-end finishes continue in line with the building’s overall sustainable design.

The five-story building includes extensive environmentally efficient features, such as Passive Windows from Zola which set a new energy standard. Their 3-paned design and draft-free frames seal out the cold and heighten the building’s sustainability. Furthermore, the group incorporated approximately 80% of building materials from the existing structure, and the remaining necessary finishes were locally sourced. The building’s ventilation system pre-heats or pre-cools ventilation air for free-filtered, tempered fresh air throughout. Atop 60 White, the roof collects rainwater via a piping system and reuses it in the lobby and lounge’s green wall.
Mainetti conserved the 1869 building's original cast-iron exterior.
Amenities at 60 White include an on-site fitness center equipped with an entertainment system, a private club lounge with a full bar and video projector, and a green wall in the lobby for energy efficiency. The building also features a video doorman system, a secured package room, and basement storage.
