5 Franklin Place, also known as 371 Broadway, is a 20-story luxury condominium building in Tribeca completed in 2015. Developed by the El Ad Group and designed by Eran Chen of ODA Architects, the building contains 53 residences and sits on a quiet cobblestone street between White and Franklin Streets.
The building's design features a distinctive façade of narrow gray brick, with slight cantilevers over an adjacent building and carefully articulated window frames that slant inwards. The entrance is characterized by three tall, thin boxes behind a large gilded abstract sculpture, flanked by walls of foliage. The tower's top section includes three setbacks, with window bays that dramatically angle upward.
The project has an interesting history, originally planned with a different design by UN Studio's Ben van Berkel featuring a striking black metal ribbon façade. After the 2008 financial crisis led to foreclosure of the original development, the current iteration was conceived with ODA Architects.
The two-story lobby showcases a dramatic 10-stack-high library wall with a rolling ladder beneath a floating hung ceiling. Interior finishes, designed by Andres Escobar, include Poggenpohl cabinetry, marble countertops and imported marble bathrooms. Units range from lofts to four-bedroom apartments, many featuring generous terraces or balconies.
The building's amenities include a rooftop deck with a heated swimming pool and cabanas, a fitness center with a striking foliage wall that echoes the entrance design, and a distinctively designed children's playroom featuring black and white checkered floors and custom storage solutions. Additional services include 24-hour doorman, concierge, live-in superintendent, private storage, and bicycle storage.
Set back from the street, the building's location provides a quiet enclave while maintaining proximity to Tribeca's dining, shopping, and transportation options. The development represents a significant architectural addition to the neighborhood, combining modern design elements with practical luxury living spaces.
