The stately, 12-story building at 101 Leonard Street on the southwest corner at Broadway in TriBeCa was acquired from Extell Development for $53 million in 2013 by Bizzi & Partners, which erected the Setai Fifth Avenue hotel and apartment tower at 400 Fifth Avenue designed by Gwathmey Siegel.

The former office building, which was erected in 1920, has been converted into 66 residential condominiums. 

The building, which is known as The Leonard, was formerly known as 350 Broadway.

Marin Architects and SLCE designed the conversion.  Mitchell Freedland Design did the interiors.

Bottom Line

This residential conversion of an elegant, pre-war, mid-rise office building with a central downtown location that is convenient to TriBeCa, SoHo and the Financial District.

Description

The beige-brick building has a two-story rusticated limestone base and two-bay, rusticated limestone piers  It has bandcourses above the 1st, 2nd, 3rd, 8th, and 9th floors and at the cornice. The bandcourse above the first floor has raised circular elements and they are separated by vertical elements on the second floor. There are ring elements beneath the bandcourse above the third floor.

The building has an entrance marquee, a 5-step-up entrance, ground-floor retail space, and sidewalk landscaping.

It has consistent inset fenestration.

Amenities

The building has a full-time concierge and doorman, a fitness center, a roof deck, a bicycle room, a children’s playroom and cold storage.

Apartments

Apartments have ceilings that range from 10.5 to 15 feet.

Penthouse C is a four-bedroom, duplex unit with 3,423 feet of interior space with an entrance gallery that leads to an open kitchen and a 36-foot-long living/dining room on the lower level and 1,367 square feet of terraces on the upper level.

Penthouse B is a three-bedroom unit with 2,666 square feet and an entrance gallery that leads past a library to a 34-foot-wide living/dining room and an open kitchen.

Residence B on floors 2 through 5 and 10 to 11 is a three-bedroom unit with a long entrance gallery that leads to an open, windowed kitchen and a 26-foot-wide living/dining room.

Residence E on the 11th floor is a three-bedroom unit with a wide entrance gallery that leads to an open kitchen with an island and a living/dining room.

Residence C on floors 2 through 11 is a one-bedroom unit with a large entry foyer that leads to an open kitchen and a living/dining room.
