Overview of Anagram Turtle Bay at 300 East 50th Street

Anagram Turtle Bay is a newly launched 23-story residential tower located at 300 East 50th Street in Manhattan's Turtle Bay neighborhood. The building, featuring a distinctive masonry façade, offers 194 rental units, with 30% designated as affordable housing through the Affordable NY program.

The project represents a collaboration between MAG Partners, a woman-owned New York-based real estate company led by MaryAnne Gilmartin, and Global Holdings, headed by Eyal Ofer. BKSK Architects designed the building, which was developed in partnership with Safanad.

Residences range from studios to three-bedroom layouts, featuring oversized windows, White Oak-style flooring, and Bosch washers and dryers. Units are equipped with modern conveniences including programmable climate control and keyless entry. Kitchens showcase quartz countertops, full-height porcelain tile backsplashes, and Bosch appliances with induction cooktops. Most apartments include walk-in closets and integrated blackout shades.

The building's amenities span three floors, comprising a fitness center with crosstraining and yoga areas, a Garden Lounge with apertivo bar and access to a landscaped courtyard, a Garden Library with courtayrd views, a media lounge with fireplace, a Garden Study coworking lounge with suites for individual calls, and a secure bike room. The 24th-story rooftop has grilling stations with dining area, sun loungers, and panoramic skyline views.

A notable addition to the property will be Serafina Mare, a seafood-focused restaurant from the Serafina Group, occupying the entire ground floor. Scheduled to open in Fall 2026, the restaurant will offer residents special perks including room service and dining discounts.

The building maintains a fee structure that includes optional amenity access at $150 per month, bike storage at $15 monthly, pet fees of $100 per month, and storage units available at $150 monthly.
