This 11-story, 184-unit condominium at 800 Avenue at Port Imperial in Weehawken, N.J., was developed by Landsea Homes, and designed by the IBI Group.

The horseshoe-shaped building is raised on a one-story podium facing the Hudson River, roughly across from 58th Street in Manhattan.

Occupancy is scheduled for early 2018.

It is distinguished by the slight angling of some of its floors, which gives the project an intriguing dynamic that is reflected in a promotional picture of a multi-layered umbrella near its large outdoor pool.

The building is the closest residential structure to the New York Waterway Ferry Terminal and Light Rail.

The development is Landsea’s first in the New York metropolitan area.  It is also building a 30-story residential in Boston designed by Bernardo Fort-Brescia of Arquitectonica. An October 13, 2016 article at newyorkyimby.com by Rebecca Baird-Remba said that about 70 foreign investors helped finance this project under the federal EB-5 program in which such investors put at least $500,000 into a project to get a “green card.”

The article noted that “Congress passed a stopgap bill that extended the program’s funding until after the elections in November.”

Bottom Line

Some bathrooms have elliptical, free-standing bathtubs that are filled with water that falls from the ceiling into the center of the bathtub.  Enough said, but the riverfront project also has tons of normal amenities and great vistas of Manhattan.

Description

Several middle floors of the north tower are slightly turned to the north and also project slightly over part of the central pool area.  The top two floors of this tower also bulge outward in the middle.

The south tower’s upper floors are stepped inland and its pool-facing façade has a few small glass-railed balconies.

An article at jerseydigs.com December 6, 2016 by Darrell Simmons observed that “sheathed almost entirely in glass, with striking lines, and dramatic angles, the building and its dramatic lobby and outdoor recreation areas give off a modern resort-style vibe.”

The riverfront development has extensive landscaping around its drive around the project.

The ground floor of the project will have 6,000 square feet of retail space.  The building has a double-height lobby.

Amenities

The large building has 30,000-square-feet of indoor amenity space with a screening theater, a business center, a boardroom, a lounge with a far and catering kitchen, pet grooming and a fitness center.  The building also has a 24-hour concierge, cold package storage, a garage, storage and a third-floor terrace with a pool, grills and fire pits.

Apartments

Apartments have 9-foot ceilings.

They also have Italian kitchen cabinetry, professional grade KitchenAid appliances and marble kitchen countertops.  Bathrooms have Robern cabinetry and baths and one photograph in the article at jerseydigs.com indicated that the elliptical, free-standing bath is filled at its center with a single stream of water from the ceiling.

Apartment 305 is a three-bedroom unit at the building’s northeast corner with 1,828 square feet with a 25-foot-long living room with an open kitchen with an island and a very large wrap-around terrace.

Apartment 306 is a three-bedroom unit at the southeast corner of the building’s north wing with1,867 square feet and a 24-foot-long living room with an open kitchen with an island and a very large wrap-around balcony.

Apartment 612 is a two-bedroom unit with 1,503 square feet with a long entry foyer that leads to a 27-foot-wide living room overlooking the pool area and an open kitchen with an island.

Apartment 419 is a two-bedroom unit with a 1,479 square feet and an entry foyer that leads to a 21-foot-long living room with an open, pass-through kitchen, a 9-foot-long den and a balcony off the 12-foot-long master bedroom.

Apartment 421 is a one-bedroom unit with 1,011 square feet with a 16-foot-long living room with an angled balcony and an open, pass-through kitchen.
