Top 10 Condos, Third Avenue, Upper East Side

Third Avenue became the “newest” of the major avenues on both the Upper East Side when its elevated subway tracks were taken down in the 1950s. The redevelopment occurred quickly but is still not complete. While Manhattan House at 200 East 66th Street was the real pioneer with its block-long driveway, copious gardens, roof deck and many balconies, influencing scores of post-war buildings, Trump Palace, three blocks north squeezed a lot of elegance into its very tall and spindly, orange-brick tower.

#1 - Trump Palace, 200 East 69th Street

When it was erected in 1991, this very handsome tower, designed with an illuminated top, many balconies and terrific proportions by Frank Williams, knocked the Carlyle Hotel out of the running as the most prominent unofficial landmark on the Upper East Side.

#2 - The Siena, 188 East 76th Street

Designed by Hardy Holzman Pfeiffer Associates and Schuman, Lichtenstein, Claman & Efron, this 31-story tower is one of the best Post-Modern designs in the city and has a very sculptural top with an octagonal mechanical equipment enclosure.

#3 - The Royale, 188 East 64th Street

This 42-story tower is setback from the avenue and was erected in 1986 and has 205 condominium apartments, many balconies and a pink granite plant-less pergola at its entrance

#4 - The Chatham, 181 East 65th Street

This 34-story tower replaced the very popular Sign of the Dove restaurant and was handsomely designed by Robert A.  M. Stern with a very attractive watertank enclosure with a nice quoin treatment and concave corners.

#5 - The Empire, 188 East 78th Street

#6 - The Trafalgar House, 188 East 70th Street

This 31-story, red-brick tower has 100 condominium apartments and was designed by Kohn Pedersen Fox in 1986 with four setbacks stepping down on its south facade.

#7 - Manhattan House, 200 East 66th Street

This full-block residential complex was designed by Skidmore, Owings & Merrill in 1950 and its glazed-white-brick facades were extremely influential and widely imitated although without the good massing, large gardens and see-through lobbies.

#8 - Bristol Plaza, 200 East 65th Street

Developed by Paul and Seymour Milstein and Robert Olnick, this 50-story tower with spectacular corner bay windows was built in 1987 and designed by Ulrich Franzen & Associates and Philip Birnbaum & Associates.

#9 - Trump Plaza, 167 East 61st Street

Donald Trump erected this handsome, three-winged, 39-story apartment tower in 1984 and two years later was complimented when another developer built a very similar tower across the avenue and one-block south.
