Selection Methodology for High-Rise Condos

The high-rise condo index tracks prices in Manhattan buildings with 50 or more floors. It includes well-known tall and ¿¿¿supertall¿¿¿ residential buildings, such as Trump Tower, The Orion and 432 Park Avenue, which is currently the tallest residential tower in the Western Hemisphere.

CityRealty has not placed an absolute limit to the number of buildings included in this Index. The criteria for inclusion in this index are as follows:

  • The condos must be within half a block of the park on or off Central Park West to the west, Fifth Avenue to the east, 110th Street to the north, and Central Park South/59th Street to the south. 
  • For newly constructed properties, a minimum of three months closing history is required.
  • The building must have a total of at least 10 individual units.

CityRealty evaluates all of its indices regularly. All pricing information has been provided by the New York City Department of Finance via the Automated City Register Information System (ACRIS).

Please note that CityRealty does not rank buildings within the Index; rather, a default sort order is provided (which is price / ft2 based on the each building's past 12 months sales history).
