Attractive 10-story cooperative building from 1926 with 38 apartments Prime Carnegie Hill location near schools, cultural institutions, and convenient amenities
51 East 90th Street is a landmarked, 10 story pre-war cooperative designed by George Pelham and completed in 1926. The penthouse is organized around a broad terrace wrapping the south, east, and west sides, with crenellated brick parapets specified by Pelham and French doors connecting the interior to each exposure. The beige brick mid-block building contains 38 apartments and has masonry quoins, a canopied entrance, and sidewalk landscaping.
Classic six plans form a significant part of the apartment mix, with entry foyers, formal dining rooms, windowed kitchens, and former staff rooms often adapted as offices or additional bedrooms. Many homes retain roughly 9 foot beamed ceilings and hardwood floors, while southern and multiple exposures bring views across tree lined East 90th Street and neighboring townhouses.
The building has a full time doorman, a live-in superintendent, a basement laundry room, a bike room, and private storage for rent. In-unit washers and dryers are permitted with board approval. The cooperative allows pets and pied-à-terre ownership, permits up to 60 percent financing, and levies a 2 percent flip tax; a capital assessment runs through June 2027.
Central Park and the Jacqueline Kennedy Onassis Reservoir are about a block and a half west via Engineers’ Gate. The Cooper Hewitt is at Fifth Avenue and East 91st Street, and the Guggenheim is two blocks south on Fifth Avenue. The 4, 5, and 6 trains stop at 86th Street and Lexington Avenue.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
